Bespoke Lofts and Extensions Ltd is run by our Managing Director, James Hart. Having founded the company after years of experience of running construction/property companies, James takes a very hands on approach to all aspects of the business. Starting off his career in construction at university in 1992, James graduated from Sheffield Hallam University with a 1stin his honours degree. It was the first time a 1st had been awarded in 8 years on the Construction Management course and James put his excellent results down to a mixture of hard work, a passion for all things construction and a natural flare for his passion.

Our costings allow for the use of excellent quality materials from reliable suppliers. Whether it’s first or second fix, attention to detail is paramount and work is continually checked to ensure the highest standards as well as compliance with the building regulations.
Right from the offset, we strive to develop a strong working relationship with our clients. From our perspective, openness is key to this process and we are always available to answer any questions or queries. Through a continued open dialogue, clients can be reassured around budgets and potential problems with associated solutions. We believe a clients property is their castle and we will treat your home with respect and consideration.
Being up front with costs is vital for both client and builder. The last thing anyone wants is a project that cannot be completed. Therefore, a comprehensive understanding of potential costs and possible unknowns is critical to a successful project. Clients are commonly unaware of the difference between a build cost and a total cost. Items such as finishings like decorations, kitchen/bathroom fittings, floor coverings for example, are commonly not factored in. VAT is often not included and therefore we strive to make our quotations and on-going costings as transparent as possible, keeping clients clearly updated with a balance sheet.
Over the years, we have had the pleasure of working for many clients. Experience has shown us that the vast majority of clients are new to the kinds of projects they are undertaking. Clients commonly imaging living in the new space but are often unaware of the stress and upheaval of the reality it takes to get to that new space.
We seek to mitigate this by being realistic about the various stages and by keeping clients informed of what to expect and when.

Our architects can work with you to design your loft or extension, discussing feasibility and taking you through the process up to planning permission. Building regulation drawings can also be included if required. However, our builders work with the building inspector throughout the project (often on a building notice), saving you the expense of regualtions drawings.
Our structural engineer has over 30 years experience and works along side us to produce a structural design that is both effective and efficient. By taking in put from the builders who do the install of the structural elements, the engineer is able to produce the most buildable design, thereby making the install as cost effective for the client as possible.
If a client is happy to inform us of their budget, a service we offer is to design the project to that budget, ensuring maximum value for money. We’ve found in the past that often when client start getting quotes in for the drawings they have already gained permission for, it can often be more expensive than they realised. Sometimes the opposite can also happen whereby clients could have gone bigger. In both instances, clients often go back to the drawing board at further expense.
Designing for the budget minimises that risk.
We are more than happy to work with your architects and engineers to deliver your project at a competitive price. We often work with clients who have found us after the project has been designed and gained planning permission. We will work hard to develop good working relationships with your contacts to ensure the project runs smoothly and efficiently.
We understand that there are many aspects that feature when a client is choosing a builder. More often than not, clients are investing in their largest financial asset and in order to achieve the investment, the building is commonly devalued by demolition prior to being worth more with the end product.
Builder reliability and trust, as well as establishing a rapport are all essential ingredients. However, cost is crucial and quite possibly the most fundamental aspect of the total project. If costs are not accurately understood by the builder and client alike, the project can run into difficulties.
Therefore, a service we offer is a price guarantee.
When we price a project, we liaise with the client and understand what service they require. We can simply price the project in its entirety and not allow for any unforeseen extras. The benefit of this is quotes clients obtain from other tenders can be assessed on a like for like basis.
However, another service we offer is a price guarantee whereby we allow for an element of unforeseen extras in our quote and offer clients piece of mind that the price quoted is a fixed price. This advantage to the client under this service is that they will know they can afford the project and there won’t be any nasty surprises. The only variations to this would be if the clients request additional works beyond the scope of the quotation, or if there is significant structural damage to the property that gets exposed during the build. However, this is assessed as best as possible during the survey stage of the quotation and that risk is minimised.
